Independent Animal Rescue has saved lives across the Triangle since 1994. Founded by one woman with a purple pickup truck and a heart to match, IAR runs on 300+ volunteers fostering hundreds of animals each year, providing spay/neuter services and running community TNVR programs. Every dollar donated goes to the animals.
When IAR outgrew their space, they trusted BOLD Commercial Real Estate and CCIM broker Chela Tu to help them find their next chapter - a 2.14-acre freestanding property in Durham with room to grow into a licensed shelter, veterinary program, and outdoor space for dogs.
Buying commercial real estate is not for the faint of heart. Zoning is where many first-time buyers stumble: a building may look perfect, but if the zoning doesn’t permit your intended use, the deal falls apart. Rules vary by county, city, district, and overlay. In a tight due diligence window, Chela coordinated environmental, septic, plumbing, electrical, HVAC, roof, asbestos, and zoning investigations - because the right questions require the right experts.
